Things to Consider When Buying a New Build

Buying a new property is quite a daunting, complex and overwhelming process. There is so much to consider, from the location of where you would like to live, to the budget you have in mind, to finding the perfect home for you and your family. However, this is all slightly amplified when you buy a new build. Usually when you buy a new build, it won’t have actually started being built when you sign the papers to buy it. Therefore, there can be quite a lot to consider and it is a decision that requires a lot of thought.

So, we wanted to talk about a few important things to consider when buying a new build…

Think about the location

Although you may have a particular place in mind when on the lookout to buy a new home, you should really take all things into consideration. For example, is the location you are looking at expensive? You tend to find that houses in the city or other more expensive areas, offer you less value for money. This means that you could potentially get a bigger and better house for less money or the same price in a different location. Therefore, even if you are set on living in a particular place, we would really recommend comparing prices in other areas and weighing up the practical benefits of where you are going to live.

Furthermore, is the location within a reasonable distance of people or places that are important to you? Is it practical for your commute to work? Are family and friends nearby? Even if you find a new build that looks like the perfect home for you, location is a very important factor.

Speak to a financial advisor

Buying a new home is a very stressful and complicated process, and it is easy to get lost in all of the stress and worry. Therefore, we would recommend speaking to a financial advisor, especially if you are looking into buying a new build. This ensures that you know exactly what you are getting into and that you are capable and able to handle all of the costs involved. A financial advisor can also help you to weigh up the best options for you and what is going to work the best for you financially.

Visit a show home

As new builds are not there for you to view, a great way to get a feel of what the house will be like is to go and look round a show home. These are modelled on what the new builds will look like when they are finished. That way, you are not going into it blind and you can almost see firsthand exactly what the house will be like, including the design, size, space and more. This will really help in the decision making process as it is also an opportunity to ask any questions.

Minimal renovation costs

Buying a new build may be a more cost effective option for you. Not only are there already a lot of benefits with buying a new build house, like the fact you are the first to live in it, but it will often require significantly less money and costs in any work and maintenance, especially for the first few years that you live there. As it is a brand new property, there will be no big renovation required and you can start from scratch in how things are designed. Everything in the house is brand new, and things are probably more energy efficient aswell. Therefore, if you are considering buying a new build, you should weigh up the cost benefits in comparison to buying somewhere else.
